How Much Does Loft Boarding Cost in the UK? 2026 Price Guide

Quick answer: most UK homeowners pay roughly £950 to £2,100 to have a loft boarded professionally in 2026, depending on loft size and whether the boards sit on a raised frame. Boarding straight onto the joists is the cheapest option, but a raised system is what you need if the loft is insulated to the recommended 270mm.

What affects the cost of loft boarding?

  • Raised or standard boarding. Loft legs lift the boards above the insulation so you keep the full 270mm depth. This costs more than boarding directly on the joists but avoids squashing insulation and losing heat.

  • Loft size and shape. A bigger area costs more overall but less per m². Awkward roof trusses and tight eaves add labour time.

  • Access. A small hatch, no ladder or no light makes the job slower. A ladder typically costs £150 to £400, a light £75 to £150, and moving or enlarging a hatch £260 to £550.

  • Joist condition and load. Loft joists are built to carry a ceiling, not heavy storage, so boarding is for light items.

  • Clearing the loft. Removing existing junk, old boards or insulation adds cost, about £250 to £400 in one guide.

Should you insulate before you board?

Yes. If your loft has less than 270mm of insulation, top it up before you board, otherwise you either squash it or pay twice. See our loft insulation and boarding cost guide for the combined price, or the full loft insulation cost guide.

Loft boarding cost FAQs

How much does it cost to board a 20 m² loft?

Around £1,400 for a raised system (range £1,000 to £1,800), or less for basic boarding on the joists.

How much per m² is loft boarding?

From about £15 to £25 per m² for chipboard on the joists, and around £50 to £90 per m² for a raised system.

Is it cheaper to board a loft myself?

DIY materials can cost as little as £8 to £12 per m², but you take on the risks of poor fitting, compressing insulation and working around joists.

Do I need loft legs?

If you have or plan to have 270mm of insulation, yes. Loft legs keep the boards above it.

How long does loft boarding take?

Insulating and boarding together typically takes two to three days; boarding alone is usually quicker, depending on size and access.

Can I put heavy items in a boarded loft?

No. Loft boarding suits light storage such as boxes and seasonal items.
